Sunrise over the Calibogue Sound

We're pleased to say the real estate market on Hilton Head Island continues to do well and is showing signs of confidence as we progress through the year. When compared to the same time period as last year, some market segments on the island are performing well with closed sales and appreciation while other segments are doing what they can to hold on to the gains from the previous year.

Island-wide, home sales are moving at a brisk pace with closed sales up 18.6 percent. However, the median sales price has dipped slightly by 1.9 percent to $530,000.

The villa market on Hilton Head Island is having a great year with closed sales up 5.5 percent and the median sales price appreciating by 10.5 percent to $243,000.

Sea Pines Sea Oats

2018 is becoming the year of the "oceanfront home." Sales of oceanfront homes in Sea Pines have reached stellar pace with 8 homes having already been sold and another 3 under contract.

A combination of the award winning accolades The Sea Pines Resort has earned and last year's beach renourishment project that placed over 600,000 cubic yards of pristine sand along our forested beaches have contributed to the upswing in our oceanfront sales. If we close out the year with 11 oceanfront homes sold, that will be the most we've sold since 2007 when we set the record at 15.

What helps to set this year apart was a beautifully built new spec home on Whistling Swan that sold for $8,700,000. This was the most expensive oceanfront home to sell in Sea Pines…

I suppose there will be a lot of Blogs this week. Many of us have been sitting tight watching Florence change direction, speed and course throughout the last few days. We had Governor McMaster issue a mandatory evacuation for ALL coastal South Carolina counties on Monday, only to have it lifted on Tuesday. I had buyers coming and they did not know WHAT to do. Showings were done only to folks already on the island and my desk time was too quiet for comfort. Praying that as Florence makes landfall today, that lives are spared and property damage not be a burden to carry.

A Market UPDATE for our Local Hilton Head Market:

For Condos: In August 2017 we had 115 new listings and 100 closed sales. August brings 142 new listings (+23.5%) and 104 closed…

BUILD IT, AND THEY WILL COME

By Lynne R. Anderson * REALTOR * Accredited BUYERS REP

Sounds simple right? The line made famous in the hit movie “Field of Dreams,” makes the process seem like an easy home run. Better take a deep breath and a couple of practice swings. While building your dream vacation home will certainly result in additional time with friends and family - build a beach house and they will visit - be sure and do your homework first.

KNOW YOUR TERRA FIRMA. Building in a coastal environment requires special considerations. When you find a beautiful lot, get a survey and make sure it includes the FEMA flood lines. Also know your property’s elevation for insurance purposes. Plan for a Tree and Topography Study;…

Here we are almost at Summer's end. Some schools in the area have already begun and we can see some winding down of visitors in some restaurants, beaches and shops. The lazy hazy days of Summer have traditionally not been active busy months for buyers. That is no longer the case. People are more interested in inquiring and purchasing real estate this year than in the previous five. Hilton Head winning Travel and Leisure's best island in the US (#1) for a third year in a row has opened some eyes to the abundance of activities and opportunities on this island. Of course, we all have Charles Fraser and Sea Pines to thank for planting that mustard seed that has brought many of us here. Having grown up here from the time I was 9 years old, having attended the…

Sunrise for Melanie Leneghan

When we decided to buy a home on Hilton Head Island we knew nothing except that we loved it on HHI. We had no knowledge of the housing market, the history of the subdivisions and plantations, what areas were good or bad and for what. We knew nothing. What we did know is that we needed a realtor with a thorough understanding of all things Hilton Head that we could trust implicitly.

Thank God we partnered with David and Kathy Love six years ago. They have exceeded all expectations. As time went on in our quest for THE perfect property we realized that we needed a set of eyes and ears that cared about us to be where we needed them to be when we needed them to be there. David and Kathy were that and more. We needed a realtor to run to a property of…

Sea Pines Tower Beach

Midway through the year, real estate sales on Hilton Head Island are having a fairly good year when compared to this juncture last year. The general mood of the market is upbeat and positive. All price points and all types of properties are selling and those that are new, or renovated like new, are finding the most attention with buyers.

Island-wide, home sales have increased 19.4 percent while the median sales price has gained only 1.9 percent. Villa sales are doing better with an increase in closed transactions of 10 percent and the median sales price increasing by 12.3 percent, from $216,450 to $243,000.

Home sales in Sea Pines increased by 10.5 percent but median sales price has been nearly flat with a 1.1 percent gain. Coming on the…

Mobility - some us take it for granted. Having grown up with a sister 5 years older that relied on a wheelchair or someone carrying her, I am really excited to announce a CSA - Sea Pines service!!

CSA has purchased an all-terrain wheelchair equipped with heavy duty wheels making it easier to travel through the sand. It is now available to Sea Pines Property owners to use at Tower Beach (exclusively for Sea Pines Property owners and their guests).
