“Do you sell also in Bluffton?”

That is a frequently asked question. The answer is: "Yes, we do!"

Although I am very proud working at the first Real Estate office in Sea Pines, Hilton Head Island, we are happy to help people finding their perfect home anywhere in the Lowcountry.

Take a look at my newest listing in Hampton Lake. MLS # 387023

What I love about this house is the open floor plan that allows different kind of uses.

The house features 2,940 SqFt, 4 bedrooms, 3 bath, open kitchen, screened porch, high ceilings. It´s very convenient located close to the gate of Hampton Lake.

Buying your first home is an exciting time yet it also can be expensive. Buying a home may be your biggest financial commitment but it also can be more expensive than you realize if you aren’t prepared for all the costs.

1. Mortgage Insurance: it’s much easier these days to buy a home without a 20% down payment. As a result, more buyers have to insure the mortgage. Mortgage insurance premiums depend on how big your loan is and how little you put down. It’s important to factor in this cost into your monthly payment.

2. Homeowner’s Insurance and Property Taxes: Another area that first time buyers might not factor into homeownership are property taxes and homeowner’s insurance which can add up to 2 to 3 percent to their monthly mortgage payment.…

I have been a realtor since 2005. I took some time off to raise a family and take care of family members and now I’m back to full time status, excited and ready to dedicate myself to clients. I graduated from Moravian college in Pennsylvania with a BA degree in Sociology and Psychology. After working in the corporate world for a few years, I learned I was not suited for a typical desk job. This eventually led me to pharmaceutical sales. After seven successful years in the industry my family and I took a vacation to Hilton Head and were so drawn to the island that we decided to take a leap and move, parlaying my pharmaceutical sales experience in to real estate sales on the island. Now a family of five, we have happily lived on the island for 15 years,…

Accredited Buyer’s Representative

Buying a home or villa is no small matter. Besides being the largest, or one of the largest financial transactions you may ever undertake, it’s probably also the most complex. Additionally, if you're buying a second home, a vacation or investment property or pre-retirement home on Hilton Head, chances are you're searching in a market that you don't fully understand. That's where licensed realtors come in.

Local realtors have in-depth market knowledge of the available inventory, appropriate list versus sales price data, inspection concerns, lender resources, recommendations for remodelers and other sub-contractors, quietly held inventory that may not be visible on the national real estate hubs, and much more.

Oceanfront Sea Pines

Considering buying a beach house can not only be a delightful vacation place for you and your family, but also afford an income stream and can bring favorable return on investment. Many beach house investors buy houses that are rented out during peak season and personally use when not rented. Some just want the beach house to cover their expenses, allowing them to live in the house for fee during non-peak times. There are things to consider first:

Oceanfront or oceanside homes are substantially pricier than inland homes. For example, right now, the average home price of homes for sale in Club Course area of Sea Pines is at $716,557 for 29 homes and ocean oriented average in Sea Pines is $3,347,757 for 54 homes.

Yes, Hilton Head Island has alligators and yes, they can be dangerous.  Actually, there are alligators in the entire Beaufort County region - and scattered throughout most of the rest of South Carolina. This is a hot topic for tourists and residents alike on Hilton Head Island. The recent tragic loss of life due to an alligator attack has only heightened people’s fears so it’s best to understand the behaviors and risks upfront.

The next question is do they go in the ocean? The short answer is that they frequent lagoons, and brackish fresh water. Having said that, occasionally they will venture into the ocean if they feel the need to rinse their hide of insects that cling them.  If you see an alligator in or near the ocean, it’s best to call the police,…
