The Hilton Head Island real estate market is having a reasonably good year through the first quarter of 2019. The mood of the market is largely positive and all price points are selling. Closed transactions are running a little behind last year's stellar pace which isn't too surprising.

The number of homes sold on Hilton Head Island in the first quarter of 2019 decreased 7.4 percent compared to last year, but the median sales price increased 5.3 percent to $554,972.

The median sales price for villas on Hilton Head Island increased 5.3 percent to $250,000 as the number of closed transactions dipped 3.6 percent from the previous year.

In Sea Pines, home sales in the first quarter of 2019 were down 10.9 percent, yet the median sales price increased 24.7 percent to $820,000. Nicely updated and new homes are pushing the median sales price higher.

Villa sales in Sea Pines were actually running even (31 sold) to last year, while the median sales price drifted down 2 percent to $420,000.

Over the last year, interior lots within Sea Pines appear to be gaining in value and ocean oriented lots are holding steady.

The turtle nesting season is about to beginand there's exciting news that's already occurred.Hilton Head Island has reported that one of the worlds most rare and Endangered species, a Kemp's ridley sea turtle, made her nest on the island a few days ago. This is only the fourth confirmed nesting of a Kemp's ridley sea turtle in the State of South Carolina since records began in the 1970's.
