Like a lot of people we're sure, the idea of renovating a house while you live in it sounds like an absolute blast! It will be an adventure, the mess will seem charming and the beautiful finished product you have in your head will arrive in no time flat.

This story is being told by three people living this dream. (Some days considered a nightmare...) 5 bedrooms, 5 baths, 3700 square feet in one of the most sought after plantations on Hilton Head, Long Cove Club. Sounds spacious right? Cut to the renovation; 1 shower/toilet in 500 functional square feet.

There is no more kitchen, the furniture has been sold to make room for new and the laundry room sink is the only functioning sink in the house. This is where you brush your teeth, but

The cost of owning a house is so much more than your monthly mortgage payment.  Improvements and repairs to your home can be costly and could take up a large amount of your budget yet they are vital to maintain your home and possibly increase the value.

Dan DiClerico, a HomeAdvisor expert, states the average homeowner spends close to $7,000 on home improvements throughout the year.  As a result, he highly encourages homeowners keep a rainy day fund in their household budget….ideally 2 to 5 percent of the value of the home.

The experts at Realtor.com have identified the 5 most expensive repairs that homeowners should be aware of which I have summarized for you below.

“Is Hilton Head Island Pet Friendly?” is a question I am asked all the time.

YES, Hilton Head Island is very dog friendly!

You can bring your dog to the beach everyday. The only time dogs are NOT permitted to the beach is from 10-5 the Friday before Memorial Day weekend through Labor Day. And honestly, it is too hot for your dog to be on the beach then. All other times, go ahead! Keep your dog on a leash and under voice control at all times though. It’s fun to watch some of them venturing into the ocean for their first time. One of my dogs thinks he can catch dolphins.

We also have the Best Friends Dog Park/Chaplin Park. This is the largest dog park on the island. In fact, it even has a smaller fenced section for the smaller dogs. There are

Wading into Flood Waters:

Easily one of the most discussed topics on Hilton Head revolves around flood insurance and the impact of preliminary flood map changes recently released by FEMA. When does the change take effect? Will my flood insurance cost increase or decrease? Do I even need flood insurance? These are some of the questions being asked of area insurance professionals.

The good news is, based on the preliminary maps released by FEMA, the majority of residents on Hilton Head will benefit from the map change. These proposed changes will result in lower base flood elevation requirements and zone changes, which should create a positive impact on the cost of flood insurance. The timing for implementation is still a bit unclear . by the best

The year was 1457, the place: Scotland. A brand new game had been invented. It was ruled 'Gentlemen Only...Ladies Forbidden'- and so, the word GOLF entered the English language. The first round of women's golf was played in the year 1811 in Musselburgh, Scotland.     Golf was banned three times for years after it was invented because the Scottish government believed it interfered with military training. The first golf balls were made of feathers wrapped in leather. They flew much further than the balls that came after and were used until the mid-1800s. After feathers, golf balls were made from wood.

Sea Pines Founder Charles Fraser uncovered a ship manifest from1786 that noted that "golf sticks" and "featheries" had been shipped to residents in

It would be great to have an unlimited budget for a kitchen renovation. But the fact is most of us do not. And that’s OK. Compromises of one form or another are part of the process, even for the rare homeowner who enjoys a bottomless budget and expansive square footage.

But how, exactly, do you decide between two compelling options with different pros and cons? The most critical tool to have on hand to help you make tough choices is a clear picture of your remodel goals.

How Will You Use Your Kitchen?

When planning a kitchen remodel, you want to be very clear on how you want to use your new kitchen. Clear goals can help homeowners make decisions and, as the budget nears its limit, ultimately choose the options that will best support their

When I think of horses and equestrian facilities, I think Sea Pines, Oldfield but mainly Rose Hill. We had a wonderful opportunity as Realtors to attend an open house presenting their new clubhouse. It was not renovated but a brand new building. Gorgeous back porch and inviting entryway, spacious bar and rooms that can be separate for different meetings. The 18-hole is a public course with daily fees. No mandatory membership for Rose Hill property owners. Rose Hill has a POA of $2200 which may seem high for some BUT consider all the amenities: Tennis with clay and hard surface courts, pickle ball, Equestrian Center with 50 fenced acres including a polo field. Colleton Point Pavillon with breathtaking views of the Colleton River, fishing dock, kayak racks,
