If I got my way (which is not terribly common), I would remove EVERY. SINGLE. WALL.  I would use rugs and furniture to delineate rooms and all the rooms would be one!

We love when our clients as for an "open concept" kitchen and living area.  It's such a nice way to spend time with family and friends, to be able to cook and socialize at the same time and everything just feels so much bigger.

This homeowner was looking to have more seating in the kitchen for their family so we suggested taking out the peninsula and bulky upper cabinets in the kitchen, adding a large island and combining the space with the adjacent family room and sun room.  Take a look at a few of the before pictures.

Have you heard the news? SC is the #17 state to retire in!

There are several reasons why many choose to retire in the Lowcountry; here are just a few. 1) The cost of living is 7% below the US average. 2) We experience mild weather year-round so you can enjoy outdoor sports and the natural beauty during all seasons. 3) Taxes are friendly to retirement incomes.

The state population is 4.8 million and the best city is currently voted as Bluffton, SC - although the age average is just 35years.

I can´t imagine any other place to live or retire! Contact me today should you be considering relocation to South Carolina!

As you may know, some pretty exciting announcements were made last October and November regarding direct flights out of the Hilton Head Island International Airport. To top that great news, at the beginning of this month, there were talks of another air giant welcoming direct flights to our neighborhood airport.

In October 2018, it was announced that United Airlines would begin servicing the our airport in Spring 2019. The following month, the community was informed that American Airlines will soon begin flying directly to Washington D.C. from the island terminal.

Then, at the beginning of this month, Delta allowed customers to book flights to and from Atlanta and Hilton Head Island starting May 23.

This is wonderful news for both

Coming on vacation to Hilton Head? Don't expect to see many single use plastic bags here. As of November 1, 2018, the plastic bags have been banned in Beaufort County. Businesses were given 10 months by the county to be completely ready for the change. No more running into a grocery store, grabbing a couple things and coming out with a plastic bag. Now, you get a paper bag in most places. And, of course, almost everyone has a reusable bag for sale with their company name on it. I may have to jump on the bandwagon and get some made as well. :)   Now, when you hear plastic bag ban, we are talking about restaurants, food stores, Walmarts, etc...… We are still using plastic bags for our garbage bags, newspaper bags, bags for pet…

Hilton Head Island properties are being renovated at record numbers. Ask any contractor on the island and they will tell you it’s a hot market for homes needing makeovers. Make sure you make the most of your remodel by following the experts’ advice on the latest trends for 2019.

2019 Design Trend #1: Softer White Wall Paint Colors “The white that we see clients liking more is Chantilly Lace [Benjamin Moore], Avery pure white that does not have any grey in it, and therefore gives a very luminous feel to the room. We’ve started to use softer whites, like dove grey, to warm up the modern spaces. Basically, we are going away from the cold whites of the last few years.” According to Sybille Schneider, director of interior design at Leroy Street Studio

SUNRISE ON Hilton Head

We're pleased to let you know the real estate market on Hilton Head Island experienced another year of measured growth and stability through 2018. The market didn't appear to favor either the buyer or the seller as both sides were sensitive to price and value. The exception to this could be found in new home construction which continues to show solid demand. Buyers also had a clear preference for renovated homes and villas in turnkey condition.

Sales of homes on Hilton Head Island were stong in 2018 with an increase in transactions of 16.8 percent but the median sales price dipped slightly by .2 percent to finish out the year at $534,000.

Villa sales islandwide ticked up 1.1 percent from the previous year while the median sales price increased

Robert J. Shiller, Sterling Professor of Economics at Yale University, has made a name for himself over the years with the S&P/CoreLogic/Case-Shiller National Home Price Index. He's acclaimed for tracking national real estate trends and issuing warnings about the market when he thinks it's overheating.

In his recent article, "The Housing Boom Is Already Gigantic. How Long Can It Last ? published in the New York Times, Professor Shiller has just raised a red flag of warning from the data he's collected and freshly analyzed. He says, "We are, once again, experiencing one of the greatest housing booms in the U.S. history," and, "The data can't tell us when prices will level off, or whether they will plunge catastrophically. All we do know is that

Hilton Head Island has repeatedly been named the best island destination in the world, earning praise for its world-class resorts, amenities and services.  Now, students at the University of South Carolina Beaufort can learn the art of hospitality from the best, right here on the island.

In November, the USCB unveiled its new Hospitality Management Campus near the Sea Pines Circle. The 40,000 square foot facility, which cost $24.5 million to construct resembles more of a conference center rather than a school based on it’s tabby columns and soaring atrium with exposed wood.

The campus has eight classrooms, including a beverage/bar laboratory and demonstration kitchen. There is also a fabrication laboratory for students to create high-quality

Dear friends, I wish you a very nice and relaxed first Advent.

I´ve always loved this day. The word Advent comes from the Latin word 'adventus' meaning arrival.

As a kid I had my Adventskalender with which I counted down the days until Christmas Eve. My mom started baking Christmas cookies and the smell in our home was unbelievable.

When it started getting dark we sat around the table with the Advent wreath, cookies and a cup of hot chocolate or coffee, lit the first candle and sang christmas songs. My mom started telling the Christmas story and I got more excited about the arriving of christmas eve every day.

I always preferred the red candles, and decoration on the wreath and didn`t know

What does “Off Plantation” mean in relation to real estate on Hilton Head Island?  Off Plantation is a blanket definition used to describe any property located outside of Hilton Head Island’s larger, gated communities.  These communities may have savings on regime fees and less restrictive covenants.  Buyers of Off Plantation properties also enjoy the amenities and lifestyle options available to the residents of planned communities and many find the Off Plantation lifestyle to be more casual and relaxed.

Speaking of Off Plantation communities, I have listed a wonderful 2 bedroom villa at #408 Mariner’s Cove Villa.  This quaint & quiet complex is a well-kept secret with so much to offer! Mother Nature is all yours at every turn...tidal marsh
