Having been in the area since 1973 I have been blessed to have spent many days fishing in these waters. Sea Pines Stoney Creek Marsh

The Hilton Head Island real estate market is having a reasonably good year through the first quarter of 2019. The mood of the market is largely positive and all price points are selling. Closed transactions are running a little behind last year's stellar pace which isn't too surprising.

The number of homes sold on Hilton Head Island in the first quarter of 2019 decreased 7.4 percent compared to last year, but the median sales price increased 5.3 percent to $554,972.

The median sales price for villas on Hilton Head Island increased 5.3 percent to $250,000 as the number of closed transactions dipped 3.6 percent from the previous year.

In our experience, every renovation project seems to have one particular inspirational element, or jumping off point. And then everything else rather seamlessly falls into place.  “Is Hilton Head Island Pet Friendly?” is a question I am asked all the time.

YES, Hilton Head Island is very dog friendly!

You can bring your dog to the beach everyday. The only time dogs are NOT permitted to the beach is from 10-5 the Friday before Memorial Day weekend through Labor Day. And honestly, it is too hot for your dog to be on the beach then. All other times, go ahead! Keep your dog on a leash and under voice control at all times though. It’s fun to watch some of them venturing into the ocean for their first time. One of my dogs thinks he can catch dolphins.

We also have the Best Friends Dog Park/Chaplin Park. This is the largest dog park on the island. In fact, it even has a smaller fenced section for the smaller dogs. There are

Wading into Flood Waters:

Easily one of the most discussed topics on Hilton Head revolves around flood insurance and the impact of preliminary flood map changes recently released by FEMA. When does the change take effect? Will my flood insurance cost increase or decrease? Do I even need flood insurance? These are some of the questions being asked of area insurance professionals. 

The good news is, based on the preliminary maps released by FEMA, the majority of residents on Hilton Head will benefit from the map change.
