Driving while construction is happening on our roads can be challenging. Once these improvements are finished we will be able to return to normal on new and improved surfaces. There are numerous signs posted regarding the construction. My children had the best comment I have heard yet, Dad, if you know they are working on the roads just leave a little earlier.......Out of the mouths of babes!!! In the past few weeks I have seen a serious accident that required Greenwood Drive to be closed off and while I have no idea why the accident happened it was a reminder that we all need to remain patient while driving through this amazing resort community.( I hope and pray all of the people involved are safe and sound.) Please see below regarding the progress of

Springtime is upon us in the Low Country bringing us warmer days, azalea bushes blooming, and the presence of Heritage plaid. This incredible climate boasts an average temperature of 70 degrees during the spring, making outdoor activities extremely popular! Such activities might consist of walks on the beach, 18 holes of golf, tennis, or my favorite…fishing! Springtime fishing is one of the most versatile fishing seasons the Low Country has to offer. The species targeted range from redfish, sea trout, sheepshead, black drum, weakfish, sea bass, flounder, cobia, kingfish, and Spanish mackerel.

Where is the best place to fish for these species?

The New Spring Real Estate Market is Here. Are You Ready? | MyKCM

Which month do you think most people who are considering buying a home actually start their search? If you’re like most of us, you probably think the surge happens in the spring, likely in April. Not anymore. According to new research, January 2019 was only 1% behind February for the most monthly views per listing on realtor.com.

So, what does that mean? The busiest season in real estate has just begun.

The same research indicates,

“Historically, April launched the kickoff of the home shopping season as buyers would come out of their winter hibernation looking for their new home. However, the spring shopping season now starts in January for many of the nation's largest markets.”

With the reality of fewer homes on the market

Many folks are aware of our Harbour Town golf links because of the wonderful PGA Tour's Heritage Golf tournament. Designed by one of the greatest golf architects of all time, Mr. Pete Dye. When I heard the news of Mr. Dye's passing while watching a PFA event of TV I could not help but ponder what a tremendous impact he had on Sea Pines Resort. His design of Harbour Town Golf Links has withstood the test of time. With golf balls that go further than ever, with equipment that pushes the limits of physics and with professional athletes who are on the tour being some of the strongest athletes in the world Harbour Town has stood firm as an amazing test for any golfer, professional and amateur alike. Pete Dye also designed Heron Point at the Plantation Golf

We are pleased to report that our local real estate market experienced another year of measured growth and stability in 2019. Even though the year ran in fits and starts, somehow the Island managed to have the second busiest year in home sales, and the busiest year in villa sales since 2005. The strength of last years sales diminished the Island's inventory to some of the lowest levels in years and this might be the catalyst we need to push market valuations disproportionately higher in 2020.

An example of this dynamic can be seen with home sales in Sea Pines. Over the last five years, pricing activity in this market has been fairly even to minus a point or two when the inventory began the year with more than 140 homes listed for sale. However, in

Movies, tv shows, and celebrities often have us dreaming of owning large homes, but the reality for most people is quite different.

Big Demand for Small Homes | MyKCM

Since 2015, the square footage of newly built houses has been shrinking, according to This is not projected to Yahoo Finances. change as we continue into the beginning of the year.

“We expect this downsizing trend to continue in 2020, driven by a confluence of economic and demographic trends.”

Why are smaller homes trending now?

As noted in the article, there are a few main reasons for this demand:

  • “Many of today's younger, millennial home buyers have expressed a preference for denser, more urban homes that are more walkable to shared amenities.”
  • “Today's older homeowners are expressing a

December 2019: The Buyer Stakes Are High Because Inventory Is Low | MyKCM

The reality of what we’re seeing this month is that homes are selling fast. In today’s strong seller’s market, bidding wars are common and expected with starter or entry-level homes.

In most areas of the country, first-time buyers have been met with fierce competition throughout their homebuying experience. Some have been out-bid multiple times before finally going into contract on a home to call their own.

Right now, inventory is the big challenge. Here’s what we know today:

According to the latest Existing Home Sales Report from the National Association of Realtors (NAR), there is currently a 3.9-month supply of homes for sale, which can drive this kind of hefty buyer
