Bigger is not always better according to recent trends in home ownership.  In parts of the country, home owners are shifting from wanting a spacious 3,500+ sf home to desiring a more comfortable residence that still meets their needs.  According to Stephen Gay, a Realtor in Tampa, Florida, many of his clients are over the traffic, commuting, and waste of gas just to live in an over-sized home.  They are looking to downsize to a smaller residence that has all the amenities that they have grown to love in order to be closer to it all.

The real estate market reports on Hilton Head Island are now available.  Year to date figures show area pending sales for homes are up 23.9% from 632 to 783 compared to last year according to the February market overview from the Hilton Head Multiple Listing Service and the Hilton Head Area Association of Realtors.  Month’s Supply of Inventory was down 10.4 percent to 6.0 months, indicating that demand increased relative to supply.  Although the inventory is slightly down 4.2% to 544 compared to this time in 2016 and the days on the market are slightly up 9.3%, we still believe we are headed into a great year in real estate.

There’s nothing like taking your dog to the beach and allowing them to frolic in the surf.  However, there are island rules about having dogs on the beach depending on the time of the year.  Please find the rules below so you can enjoy sharing the beach with your furry friends.

Mitchelville Beach Park and Fish Haul Park

Year-round

Dogs are allowed on the beach at any time, but must be leashed at all times.

All other Hilton Head Island Beaches

April 1 to Thursday before Memorial Day

Dogs are allowed on the beach at all times. The dogs must be on a leash between 10 a.m. and 5 p.m. At all other times, a leash or voice command can be used to control the animal.

Friday before Memorial Day to Monday after Labor Day

Dogs are not

130,000 spectators can’t possibly be wrong.  They all know the RBC Heritage Golf Tournament is THE place to be on Hilton Head Island and you’re in luck; the tournament is approaching and tickets are still available.

The 2017 RBC Heritage Golf Tournament is scheduled for April 10-16, 2017.  www.rbcheritage.com  Fans and spectators alike are eager to rub elbows with past champions and current PGA players, socialize with friends and family, and enjoy all that coastal Hilton Head Island, South Carolina has to offer.

It's been a curiously soft market for sales of oceanfront homes in Sea Pines over the last two years and it's trending slowly this year. To give you a sense of the market, as almost dependable as the tides, between 2000 - 2007 there were 77 oceanfront homes that sold for an average of 9.6 homes sold per year. The low year was 2006 (4) and the high year was 2007 (15) sold.    Our oceanfront sales fell into a slump as the real estate recession and the economy dragged on during the years 2008 (3), 2009 (2) and 2010 (4) homes sold respectively in each year.    Between 2011 - 2014 our market regained much of its strength and we sold 28 oceanfront homes for an average of 7.25 per year.
